Phase One: Demolition & Enabling

  • Site establishment and erection of hoarding
  • Terminations and isolation of services
  • Installation of environmental and movement monitoring

  • Erection of No.1 tower crane
  • Structural demolition to the underside of the ground bearing slab

    Phase Two: Substructure & Structural Core

    • Installation of new foundations
    • Installation of No.2 tower crane
    • Construction of new reinforced concrete sub structure to ground level
    • Formation of new concrete structural core.

      Phase Three: Superstructure

      With the cores erected, the key focus will be on progressing the main steel frame, positioning main plant and defining plant spaces within basements 1 and 2. Steel members will be delivered via articulated vehicles into the London Wall pit lane which will be able to accommodate three articulated vehicles concurrently and can be served by all three tower cranes. We anticipate up to five steel deliveries per day which will be offloaded to loading platforms before continuing with erection in the relevant frame phase.

      Once level 3 has been concreted, we will be able to initiate the installation of external construction hoists to facilitate distribution requirements of the main façade, mechanical and electrical and fit-out deliveries. We will provide two sets of twin hoists to the south west and south east corner of the site to allow offloading of vehicles and pedestrian segregation to be maintained.

      Phase Four: Envelope

      Once the superstructure has progressed to Level 6, the main unitised façade can commence. Façade elements will be delivered to site on stillages via articulated vehicles entering the on-site pit lane from London Wall.

      Telehandlers will offload stillages and transit through the western ground floor slab to enable loading into the twin material hoists. Smaller ancillary items will also be delivered via rigid vehicles to the Basinghall Street pit lane which also has a transit route to the material hoists.

      Phase Five: Fit-out

      MEP and WC fit-out elements will be delivered via the off-loading areas on London Wall and Basinghall street and distributed to the relevant levels via the material hoists which have been sized to accommodate modular and pod deliveries.

      The completion of the cladding installation and subsequent structural in-fills is a key milestone as the building officially becomes watertight allowing the completion of high level services and finishes on the office floor plates and reception areas. 

      Phase Six: Commissioning & external works

      Once the main facades are complete and fit-out are nearing completion, the external hoists will be dismantled and material deliveries will then be made via Basinghall Street. The focus will then turn to the phased commencement of external works starting with the western elevation of the building including the remodelling of Brewers Hall Gardens.

      Hard and soft landscaping initially commences on the northern elevation and on to the eastern elevation of public realm between 2 Aldermanbury Square and 40 Basinghall Street. As the building commissioning completes, the final phase of external works to the southern elevation of the building will be released for hard and soft landscaping.

      Minimise Disruption

      We’re committed to managing the impact of the construction works so that disruption to the local area is kept to a minimum.

      Before construction work begins, a ‘Construction Management Plan’ for the site is agreed with the City of London Corporation. The plan outlines how our construction works will take place as well as what mitigations will be put in place to minimise the impact on the local community during the works. This includes site operating hours, noise and vibration mitigation measures, and traffic measurement. 

      The project has signed up to the Considerate Constructors Scheme, which is a not-for-profit independent organisation founded to raise standards in the construction industry. All constructors signed up to the scheme must make every effort to ensure their site teams care about the appearance of the site, respect the local community, protect the environment, secure everyone’s safety, and value their workforce.

      Throughout the construction process we will also ensure that the local community has access to the latest information on the key works taking place through regular meetings and updates, so that you can get in touch with any questions or to raise any issues relating to the construction works.

      Dedicated Construction Neighbourhood Liaison Manager

      Keltbray has appointed a dedicated Construction Neighbourhood Liaison Manager to honour our commitment to minimise disruption for local residents, businesses and people who work and visit the area.

      The Construction Neighbourhood Liaison Manager is working with all contractors on site, ensuring that neighbours are kept regularly updated and will respond promptly to any issues or questions that arise.
